Welcome to the community! I'll email you a copy of the CC&Rs — that's our covenants, conditions, and restrictions. You should have also received a copy at closing. The key rules are about noise, parking, and exterior modifications.

Any exterior changes, including paint colors, need to be approved by the architectural review committee. You'll need to submit a request form with your proposed color. They meet once a month and usually respond within two weeks.

Quiet hours are from ten PM to eight AM on weekdays, and eleven PM to nine AM on weekends. That means no loud music, power tools, or excessive noise during those times. If there's a violation, we issue a warning first, then a fine.

The rule states that trash cans must be brought inside by eight PM on collection day. Our patrol noted yours were still out at nine-thirty PM. If this is your first violation, it's just a warning with no fine.

The second violation carries a fifty-dollar fine. Third time is a hundred dollars. After three violations in a year, the board can schedule a hearing and potentially place a lien on your property.

Absolutely. You have thirty days to file a written appeal. Include any evidence you have — photos with timestamps work great. The board will review it at the next meeting and you can attend to present your case.
